Mother “informed [Jeffrey] that she did not want Jay to receive any interest in the Woodburn Farm.” Appellants’ Appendix Volume III at 39. On August 3, 2012, Mother signed a warranty deed (the “First Deed”) which identified her as the grantor and listed herself, Siblings, and Jay as grantees. The First Deed was recorded with the Allen County Recorder (the “Recorder”) on August 24, 2012.
