Stroud and Grigsby met in the early 1990s while they were both serving in the
military. Stroud owned Heartland Land Trust, and Heartland Land Trust’s
primary assets were two mobile home parks: New Trenton Mobile Home Park
(“New Trenton”) and Heartland Homestead Community (“Heartland”). When
Heartland Land Trust needed money to save the mobile home parks from
foreclosure, Grigsby agreed to provide financial assistance in exchange for a
fifty percent ownership share in Heartland Land Trust.
