Commissioners 6-30-2026 [7:05-11:19]

pulled a group of people together, similar to this and said, how can we help? What we ended up doing was buying 62 acres there. The town of Spencer brought sanitary sewer to the edge of the property line and we had some funds from the state and partnerships with everybody else and we built water and sewer there. We bought 62 acres. We planted it for over 90 homes. We have built 43 so far. I think sold 31 and I have 300 contract and let me tell you a little bit about those houses. We have now probably six different models. They range from three bedroom to four bedroom, 1300 square feet to almost 1900 square feet. Our homes are quality homes just like you would find anywhere else. They come with the warranty that you would expect to have when you're buying a new home. We are providing these homes with all appliances already in the building, stainless steel in the kitchen, washer and dryer included, luxury vinyl tile flooring there throughout the entire house and in most cases a pretty sizable yard. I don't know if everybody loves that because that's a lot to mo but most people like the space and what we did there is we built our homes and we set a lottery at first. We had 14 houses and if you were the first person in that group to get your name drawn you got your pick of those 14 homes. The second person got the pick of the remaining 13 homes we went through the list. Eventually we just did as we continued we just did a first come first serve type of approach and that's and that's where we are now and so it's not just for cook employees. We give cook employees the first opportunity but then we open it up to people who work in that county and so we now have a diverse mix of people in those in those homes and we continue we continue to build and you can see one of our floor plans there that's kind of typical. We have underground electric to each of those homes and we have underground fiber to each of those homes as well and it's now become a really thriving little neighborhood and they do their own neighborhood yard sales and do movie nights and things like that and get together so we're thrilled to help create that kind of community. That is the type of thing we're trying to do is give people the opportunity to purchase a home knowing that often owner occupancy helps create community in in your larger county and region. We also know that for most of us in in this country our chance at building wealth is through the is through the equity in our house and so we want to give people the opportunity to buy a home and that's why cook is not doing this as a profit initiative at all. We hope to break even on this but it's really a zero profit effort where we are building homes and then selling them trying to recoup the cost and we just keep going and so in your packet there I've given you several photos of of our houses all right different examples of those so you can see the inside and the outside granite countertops and sometimes the back splash tile. Things of that nature we we install sod on all the front yards initially and we do a hydro seed spray in the back and sides. We plan a tree in every yard that we're doing and then that's kind of the houses. We are hoping to do that here. We recently purchased about 85 acres at the best address I can give you is 3600 Springville, Judah wrote. We bought those acres. We are just yesterday less than 24 hours ago Jimmy and I received our construction documents that are about 70% complete that show a lot layout

{# E23 (Nick, ruling section 1 answer 10): quoting a bill or a court opinion works the way quoting a news article works. Select a passage above and the same panel opens: the passage goes to the official you choose, with this document's own address as its source and its own type. #}
