Appellant’s App. Vol. II p. 65. In March 2017, Patrick conveyed the Property to his father, Brian Patrick, and the special warranty deed was recorded on April 24, 2017. On October 2, 2018, Brian then conveyed the Property to “AJ Patrick, 333 E. 13th St Anderson, IN.” Id. at 51.
