Bryan Rivera ── Case No.: 24A-TP-00238 Court: Indiana Court of Appeals Date: October 30, 2024 Author: Judge Elizabeth Tavitas County of Origin: Madison Category: Civil Decision: Reversed and Remanded Judge Crone and Judge Bradford concur In October 2016, property located at 2212 Forkner Street in Anderson (“the Property”) was conveyed to “AJ Patrick, 2317 Fletcher St, Anderson, IN,” and the deed was later recorded in November 2016. Appellant’s App. Vol. II p. 65. In March 2017, Patrick conveyed the Property to his father, Brian Patrick, and the special warranty deed was recorded on April 24, 2017. On October 2, 2018, Brian then conveyed the Property to “AJ Patrick, 333 E. 13th St Anderson, IN.” Id. at 51.
