In 2011, Goodner purchased the Property by obtaining a $94,162 loan from
GVC Mortgage, Inc. d/b/a Preferred Capital (GVC). The closing settlement
statement provided to Goodner before the closing identified Goodner as the
“Borrower,” named the U.S. Secretary of Housing and Urban Development as
the “Seller,” and specified the “Principal amount of new loan” as “$94,162.00.”
